Staging Your Bathroom when Selling a Home

1) Think of luxury hotel bathrooms when staging your bathroom. Luxury hotel bathrooms are inviting, yet do not appear as though anyone has ever "lived in" or been used a thousand times before your stay. Storing all personal items away before a showing will help you achieve this look.

2) Always be sure to polish hardware before a showing. This will offer a gleaming attribute and hardware will appear newer than they may be. Cleaning the bathroom is a given, but sellers seldom think to polish their bathroom's hardware.

3) Add glass soap dispensers to your counter-tops. Plastic name-brand soaps can spoil the atmosphere you are attempting to achieve and can add a bit of sophistication even to the smallest of bathrooms. If you prefer bar soaps, new, unused bars of soap are ideal.

4) Lighting - Add a higher watt bulb/s to your lighting fixtures. This will give the illusion of a larger space, which can especially important for small bathrooms.

5) If you are revamping your bathroom with paint, go with light neutral colors this will give the appearance of a larger, cleaner space. The same rule applies for shower curtains and rugs, adding color with only towels and a small decorative piece like a vase with colorful flowers.

A professional stager is nice, but if one is not in your budget, these tips will help you achieve your best foot forward when selling a home.
